Rate Update

 Inflation Was Low, So Why Didn’t Rates Drop?

Last week’s inflation data came in slightly lower than expected, but mortgage rates didn’t budge. Why? January’s inflation was revised higher, and parts of the report hinted that future inflation could still run hot. As a result, rates ended the week about where they started.

This week, all eyes are on the Fed. While they’re expected to hold rates steady, their comments will shape market expectations for future cuts. Tariff headlines and smaller economic reports could also play a role in rate movement.

For now, there’s no clear direction for rates. With employment and inflation still in focus, we could see mortgage rates hold steady through spring. If your buyers are waiting for a major shift, they may be waiting a while. Locking in now remains a solid strategy.
